Investing in real estate requires investment of not only money but also time and efforts. If you do not want to buy a property, rehab, maintain or even rent it out but yet want to enjoy the fruits of investing in real estate, then real estate securities is the right way forward for you. If you have another business but yet wish to dip your fingers in real estate without investing your precious time, then you can choose from any of the following real estate securities.

 

Real Estate Limited Partnership. One of the ways to enter into the real estate market without any day-to-day hassles is to become a limited partner in a firm that actively deals in real estate. There can even be additional limited partners in one firm. A general partner will be assigned the task of managing the daily affairs of the company including buying and selling of properties, renting it out, collection of rent, managing expenses, etc. Limited partners can act only in case of any gross mismanagement by the general partner that would necessitate his or her removal from the firm. As a limited partner, you will be able to receive a portion of the profits that your firm generates. The returns in this mode are quite high but so are the risks since there might be many partners involved in a single company.

Real Estate Investment Trusts [REITs]. These are companies that must shell out at least 90% of their net income to its shareholders. These companies purchase and oversee various real estate projects and the income generated from such ventures is subject to single taxation at the investor level. Thus, the returns to investment in such an instrument is quite high. There are various REITs that specialize in acquiring, managing and disposing several property sectors such as residential homes, apartments, commercial offices, hotels, warehouses, etc, and even by different regions. This method offers modest capital appreciation in the long run.

Real Estate Mutual Funds. Real estate mutual funds invest their money in select REITs and even in other publicly traded companies that are active in the real estate market. These mutual funds thus offer a high yield in the form of dividends. The only problem is that due to the dual fee structure, you will need to pay management fees and expenses to the management of REIT as well as an additional1 to 2% fee to the manager of the real estate mutual funds.

High Yield Private Mortgage Notes. Professional real estate investors normally use these notes in the form of loans. They use them to buy, rehab or even equity cash out of various properties that generate income. These notes are also completely guaranteed by matching collateral in the form of productive real estate. These loans are normally for a duration of one year and never exceed 65% of the currently appraised value of property and the income generated is in the form of interest payments. These loans also take less time to get processed as compared to traditional loans that are advanced by lending institutions. Since these loan are backed by real estate, the borrowers credit is not a major problem while securing them. Investors have an opportunity to earn around 12 to 18 percent by investing in these instruments.

Why do Private Equity firms, certain real estate investments, and hedge funds get better tax rates?

I would consider myself a conservative on fiscal issues, and this makes no sense to me. Hedge Fund Managers, Real Estate Oligarchs, and Private Equity managers get the capital gains tax rate when investing other people’s money? I wouldn’t even consider raising the highest tax rate, but I wouldn’t see a problem taxing these people like everyone else. It probably isn’t a good time to do it, but they never should have gotten this special treatment. I think they should raise the taxes on these guys, and lower taxes on everybody else.

I would support a 10% tax on income from 0-30k. 20% on income from 30k-100k. 30% on income from 100k-1,0000, and 40% on everything above 1,000,000.
I’ll have to answer my own question. The tax law was good for many real estate companies and others, and the Wall Street guys came in and screwed it up. They need to somehow prevent the Wall Street guys from using the tax break, and let the others use it. Probably not possible, so the problem will never be solved.

Is real estate really the the best investment?

For a $100,000 investment money and 8 to10 year time horizon, is it better to buy 2 houses in Houston (each at 20% down) or a S&P index fund is a better alternative?

The gain from the investmnet will be needed for children’s college education after 10 years.

After what happened in the stock market, it makes most people wonder if they can count on the money to grow even in a 8 to10 year period. I know that managing rental investment is no fun but one would make money (at least won’t lose principal) over 8-10 year time horizon.

I know there are tons of books that say real estate is the best investment. But is it really? specially for the middle class.

Are there any other investments (passive) ideas to get 8-10 % annual return over a 10 year period?

The effects of the economic downturn on the global housing industry have bought into light the importance of analysing real estate investment destinations from a broader and more detailed perspective.  Despite the difficulties in marketplaces across the world, Brazil has continued to be publicised as a so-called ‘emerging’ country that offers investors solid and stable returns.  Please see some advantages that we view as the benefits of investing in Brazil:

4) Brazil is witnessing an increase in the number of prolific global business leaders looking to expand throughout the country whilst touting its importance as a future economic superpower – the most notable being Sam Zell of Equity International who, in recent years, has acquired large equity stakes in Gafisa (one of Brazil’s most prominent homebuilders); BR Shopping Malls; Bracor (large-scale rental property developments); AGV Logistica (distribution centres) and Brazilian Finance & Real Estate (financial products);

5) Tourism continues to increase which has resulted in a rising level of hotel and holiday home real estate activity which is widely expected to continue heading towards the World Cup 2014, the Olympic Games 2016 and beyond;

6) Brazil’s increasingly stable political system is actively encouraging foreign real estate investment and other international trading activities;

7) The government is encouraging Brazil real estate investment and leasing in the form of increasingly relaxed laws favouring the rights of landlords;

8) Brazil has a largely self sufficient economy that relies little on exports;

9) The country has leading renewable energy sectors (including biofuels, wind and hydro-electricity) which have long been excellent alternative investments in Brazil;

10) With the discovery of oil fields amounting to conservative estimates of over 50 million barrels, the country looks set to become a global petroleum superpower;

11) Social housing projects are encouraging Brazil’s real estate investment industry and having the unprecedented effect of getting millions people on the housing ladder who previously would not have been able to;

12) Brazil has ever decreasing unemployment levels and the country’s Ministry of Employment has confidently estimated for 1 million new jobs to be created in 2010;

13) The housing deficit currently stands at over 7 million which is expected to have long term positive repercussions for the long term growth of the Brazil real estate investment industry;

Do you think buying a lot/land in a major city could be a good real estate investment?

I live in Chicago and already have bought a couple preconstruction condos as an investment. I have seen some land/lots for sale for what seems like reasonable prices in areas that have potential to be “up-and-coming” areas. What do you think, in general, about how how good of an investment land is? Would you recommend building on it, or waiting until the cost of the land appreciates a good amount and then flipping it? Do any of you own or have owned land as an investment in a city? What are some of the things I should consider, in this kind of investment?
